HVAC search demand flips completely twice a year. In July it is "ac repair near me" typed by someone sweating in their kitchen; in January it is "furnace not working" typed in a cold house at 6am. Different searches, different urgency, and yet in most cities the same three companies sit in the Map Pack for both.

That is not luck. Local SEO for HVAC companies is the work of becoming one of those three, and the fundamentals are the same six I run for every trade, with one HVAC-specific twist: the calendar decides when each piece has to be ready. Here they are in order.

1. Your Google Business Profile does the heavy lifting

The Map Pack is decided mostly by your profile, and Google's documentation names the three factors plainly: relevance, distance and prominence. Distance is fixed, so the work is the other two.

  • Primary category: HVAC contractor. Secondaries for the work you want more of: Air conditioning repair service, Furnace repair service, Heating contractor, Air duct cleaning service. The primary category is the heaviest lever on the whole profile.
  • Every service listed individually. "AC repair", "AC replacement", "furnace repair" and "heat pump installation" are different searches. One "HVAC Services" entry ranks for none of them.
  • Hours that match the season. If you run extended summer hours, say so; "open now" is a live filter at 8pm during a heat wave.
  • Photos weekly during the rushes. Installs, vans, the crew. Active profiles consistently beat static ones.

2. Reviews: harvest them in the rush

Reviews feed ranking and decide conversion, and recency matters as much as volume: forty reviews with the newest from this week beats a hundred with the newest from last year. BrightLocal's survey work shows most people read reviews before choosing and notice whether the owner replies.

The HVAC twist is timing: your most grateful customers all arrive in the same eight weeks. The family whose cooling you restored on a 100-degree afternoon will say yes to a review request that day, on site, with a direct link. 3. Service and city pages, timed to the season

The organic zone is won by pages: one per job (AC repair, AC replacement, furnace repair, heat pump installation, duct sealing, indoor air quality) and one per major city or suburb you serve, each naming the job, the place and a real price range.

Pages take three to six months to rank, and for HVAC that is a deadline, not a complaint: cooling pages built by early spring rank for the summer rush; heating pages built by early fall rank for winter. Build them in the wrong month and you pay for ads while your own pages crawl toward page one. Thin duplicate city pages with swapped names are a penalty risk, not a shortcut.

4. Citations and NAP consistency

Name, address and phone, byte-identical everywhere: Google, Bing, Apple Maps, the trade directories. Inconsistency erodes Google's confidence in the business, and the AI assistants now answering "who should fix my AC" read exactly these sources. Fix the top fifteen by hand; skip the 300-citation blast packages.

5. Local links break the ties

When two HVAC companies both have clean profiles and healthy reviews, links decide it. Local ones: the supplier's dealer-locator page, the home builder who lists installer partners, the youth team you sponsor, the local news quote about a heat-wave surge. Five of those beat five hundred junk links, and they are the exact class of link competitors are too lazy to earn.

6. Technical basics that quietly cost calls
